What We Do

Richard specialises in 3 different agreements:

Option Agreement - this is a contract between the property owner and a potential buyer. On an agreed payment the buyer seeks planning permission at his cost and risk in a set period of time. It gives the buyer the option to purchase the property when planning is granted at an agreed price or its market value.
Promotion Agreement - this is an agreement between a landowner and a planning specialist to promote the landowner's land through the planning process in order to gain planning permission and sell jointly on the market to maximum value.
Subject To Planning Application Agreement - this contract states that the buyer has a right to purchase subject to an assumed planning permission in a set period of time. The developer pays for the property when this assumed planning consent is granted.

Net Gain Bio Diversity (NGBD)

Net Gain Bio Diversity (NGBD) is an approach to development and land management which aims to leave the natural environment in a measurably better state than it was previously. Extra monies can also be generated from meadows.

If a development plan will have an impact on the biodiversity of an area, this will encourage developers to provide an increase in natural habitat and ecological features, over and above what will be affected. Therefore, ecological networks can be restored.
